We are pleased to be able to offer our clients a bespoke service that is tailored to your needs. Letting a property can be a challenging experience with all the legal and financial aspects that need to be taken into consideration. We will break the process down into simple steps, and work with you to achieve your objectives and to maximize the rental income of your property.

Property Management

Our property management services offers both our Landlords and Tenants complete peace of mind, as Landlords can be rest assured that they can enjoy the rental proceeds without the hassle of having to deal with property maintenance issues. Our tenants prefer for properties to be managed by The Intelligent Move, as they know that any maintenance issues will be dealt with quickly and professionally. We use approved contractors whom we are satisfied can conduct the work in an efficient and cost effective manner. All contractors are fully vetted, and regulated by the appropriate authorities, where necessary.

Introductory Lettings Service

Our Introductory Lettings service includes:

  • Providing a rental valuation of the property, and offering advice as required

  • Advertising as necessary

  • Arranging/ carrying out viewings

  • Selecting suitable applicants

  • Taking up references and credit searches on individuals

  • Preparing an Inventory and schedule of condition. Please note that items stored in roof spaces, outbuildings, and cellars are not included in the inventory.

  • Preparing a suitable tenancy agreement in accordance with current law

  • Collecting and registering a security deposit with the Deposit Protection Service

 

Rent Collection Service

Our Rent Collection Service includes: (In addition to Introductory Letting Service)

  • Collecting rents from the tenant and accounting to the Landlord monthly.

  • Notifying the Landlord of any rent outstanding for a period of 7 days. No rent will be payable to the Landlord until cleared funds have been received from the tenant.

 

Guaranteed Rent Collection service

Our Guaranteed Rent Collection Service includes (In addition to the Rent Collection Service)

  • Paying rent to the Landlord for the duration of the tenancy, regardless of whether the tenant pays the rental or not.

 

Fully Managed service

Our Fully Managed Service includes (In addition to introductory Letting Service)

  • Arranging transfer of utilities and meter readings (gas, electricity, and water) to the Tenants. Council Tax will be the responsibility of the Tenant

  • Arranging a current gas certificate where required.

  • Collecting rents from the tenant and accounting to the Landlord monthly.

  • Notifying the Landlord of any rent outstanding for a period of 7 days. No rent will be payable to the Landlord until cleared funds have been received from the tenant.

  • Carrying out regular internal inspections throughout the tenancy.

  • Arranging any necessary maintenance to the Property and deducting costs from the rent received.

  • To notify the Landlord of any apparent breach of any lease of the Property or any unlawful acts or omissions or circumstances relating to the use or occupation of the Property.

  • Advising Tenants of their obligations under the terms of any lease of the property (but without any liability for the non-compliance of such Tenants).

  • Arranging a thorough final inspection of the Property at the end of each tenancy.

  • Provide general liaison between Tenant and Landlord providing an e-mail address in case of an emergency.

  • To inform the Landlord prior to undertaking any repairs, unless an emergency arises and the Landlord has been unable to be contacted the Agent is hereby authorized to undertake work as necessary to protect the safety of the tenants and the property.

  • The Managing Agents are unable to assist In resolving any outstanding disputes arising from any period prior to us taking over management of the property.
