For tenants, we will understand what you are looking for, and match you with a property that meets your requirements. We do not publish property lists, as we prefer to get to know tenants so that we can recommend the right properties accordingly.
Finding the right property
We understand that finding a property to rent quickly and easily is important and we know that the letting process should be as smooth as possible.
When you register with us, we will want to know your requirements, from budget to the facilities you wish to be near, in order to present a selection of properties appropriate to your needs. We will conduct a matching process based on your key requirements and present suitable properties for you to view.
Securing a property to rent
Having found a suitable property to rent, What happens next? We will ask you for a holding deposit and an application fee which is payable at the time of your application. We will then begin the administrative process of requesting references on your behalf. We keep you informed all the way through, making sure everything goes as smoothly and hassle free as possible.
Your prospective new landlord will be keen to make sure that you are a suitable tenant and that you have the ability to pay your rent, while also making sure that you have rented a property without any problems in the past. You will be asked to complete an application form which not only gives us the information that we require, but also your permission to deal with this part of the process on your behalf as quickly as possible.
Sometimes referencing decisions will require you to provide a guarantor if for example your earnings are not quite enough to cover the rental payments or if you only recently started in your job. Your guarantor will be required to undergo the referencing checks to enable you to achieve the appropriate rating. They will be expected to pay the rental should there be any default during the tenancy.
Deposit Protection Service
A sum of money equivalent to one month’s rent will be collected from the tenants as a security to offset any damage, neglect or rent arrears that may take place during the tenancy. The Deposit will be registered with the Deposit Protection Service.
